Are Green Homes Selling in Atlanta?

Welcome to the 2nd Quarter 2010 Atlanta Green Home Sales Report.

In the 2nd Quarter I am happy to announce that certified green homes represented 12.3% of the total new construction market.  This is the highest percent of market share for green homes in Atlanta since I began reporting this in 2008.  Green homes sold for 97.1% of asking price in 99 days compared to 92% of asking price for conventional new construction in 110 days on the market.

This study looks at detached single family homes that were built 2007 or later and sold as “new construction”.  The Green Home Sales Report looks at homes listed between $250,000 and $2,000,000 in Fulton, Dekalb, Cobb and Gwinnett Counties.  The green homes have all been certified by a third party Green Building Certification including EarthCraft House, LEED for Homes, NAHB Green Building Standard and Energy Star.

A Throw Away Society

Most people recognize that the quality of products, appliances, furnishings has gone down with the influx of imports from China.  Knock offs of everything exist in our culture and all you have to do is spend a day walking the streets of any large city to see the prevalence of recreated products.  But how do we change our lives to begin to reduce our participation in this vicious cycle?  Are there real steps we can take?

Absolutely! We can ask some important questions when buying merchandise.  Ask yourself a few simple questions:

  1. Can I find this at a second hand store and does this need to be the “bright shiny new version”?
  2. How can I take what I already have and make do?
  3. If I do buy the product new, how can I have a positive impact on our society as a whole?

Most people don’t even set foot in a Goodwill or Salvation Army, and what a shame too, because so much of what we need can be found in second hand stores.  This is especially true when you consider the low quality of everything that is new in our society.  Most of us can form an alternative to purchasing the newer, shinier, cheaply made version but it requires and some effort on our part.   It may require us to do some research, or shop at  a different place, or maybe just reconsider the purchase all together.  But if you can’t pass up the newer version, remember that quality trumps mass production in sustainability every time. Who are the retailers that focus on sustainability?  Formulate your own list of sustainable businesses, pass it around to all your friends, and don’t forget to ask the important questions before you buy.

As we answer these important questions you will begin to develop the mindset necessary to move away from being an active member of the “Throw Away Society” to the conscience consumer necessary to propel our culture to more responsible and sustainable. Let’s stop being the consumer of a toaster costing a mere $10 at Walmart, to the consumer that may find the vintage version that looks cooler, works better, and makes us more responsible overall.
